There are five key reasons your home might not sell although nearby comparable residences are selling: (1) The asking price is too high. (2) You don’t show your home, or show it  when the kids are home. (3) Condition of the home — no fresh paint. (4) “As is” home sale can be a red flag turn-off. (5) Ineffective marketing methods.

In case any of you FSBO people are looking for a great way to get some extra exposure, there is a great site that I have found. It targets not only agents, but the little guy as well(homeowners)who can't compete with the big guys.

It's cheap, only costs you $4.99 for your listing and you get tons of freebies and tools to use, which is awesome. You get an online messaging feature, which I found to be the best thing. It's like a potential buyer alert.
You even get a hit counter for each property you list so you know for a fact, you are being seen!

I have had success using this site and I recommend it to every homeowner out there. Like I said, you get freebies so check it out...It's easy to use, especially for the semi-non- internet-smart or ready people like myself because they have a listing wizard, this is a big help!
