When selling FSBO, how do you pick a price?

According to USA Today, there are over 65 metro areas with extremely overvalued homes. That could be good news for For Sale By Owner sellers who can easily adjust their homes price without worrying about an agent’s commission. A surprising 41 of the 65 significantly overvalued markets were in California and Florida. Undervalued cities include: Charleston, S.C., undervalued by 7%; Charlotte, 6%; Huntsville, Ala., 11%; and Lafayette, Ind., 10%.
In case any of you FSBO people are looking for a great way to get some extra exposure, there is a great site that I have found. It targets not only agents, but the little guy as well(homeowners)who can't compete with the big guys.
It's cheap, only costs you $4.99 for your listing and you get tons of freebies and tools to use, which is awesome. You get an online messaging feature, which I found to be the best thing. It's like a potential buyer alert.
You even get a hit counter for each property you list so you know for a fact, you are being seen!
