How To Find Good Estate Agents And How To Spot A Bad Estate Agent Posted By : Sonny Othman

The vast majority of people looking to sell a property use estate agents and with good reason. Using a professional agency that can manage the whole process of selling your house has a massive number of benefits such as:

Perhaps most importantly, a good estate agent will have access to a variety of methods of which they can promote your property to potential buyers. Local media, through for sale boards at their premises, online on either their own website and/or any of the other big property websites that serve your area such as rightmove.

They will have a list of buyers which have specific requirements for a home. If your property meets the needs of that person you could have a buyer almost instantly!

They will also value your house taking into account many different factors including, age, condition, area and building type. The price your property goes on the market is probably the most important factor in selling your home.

You will also be given advice, if requested, on services you may need throughout the moving process such as financial advice and conveyance.

Unfortunately, as with every industry, there are bad companies out there. Some will use marketing tricks or add cleverly worded terms into their contracts that benefit them. Here are some tips for evaluating them yourself.

The most important aspect to consider is past experience. Have you or somebody you know used an estate agent recently? If so was your/their experience with the company satisfactory?

Find out how they will market your property? The more people see your property for sale, the faster you will reach the right buyer. Online marketing is particularly important nowadays.

Make sure you are able to set a time limit for working with them. You do not want to be stuck with an estate agent that isn't getting you results for longer than you need to.

Remember that the estate agent's fee is not the most important factor. You will be far better off using a company that is experienced, professional and knowledgeable than a company that charges less.

If the estate agent is NAEA and/or TPOS registered you can be certain that they will provide a legitimate and good quality service.

Selling your property is not a small commitment and so shouldn't be taken lightly. Using these tips we hope that you are able to find estate agents that can help you sell your property in a timely and professional manner.
