Making sure that the basement of the house that you want to buy is dry is extremely important. A lot of times, the basement is something that a lot of home buyers ignore. Often times, a lot of buyers do not put a lot of weight on the issues that the basement of the house have. However, having a damp basement can pose a really big issue in the near future. A lot of times, most sellers do not also notice this and it is something that sellers do not voluntarily disclose. What you need to remember is that inspecting a house is more than just checking the beauty of the house and looking at clean walls and clean rooms. You need to also check the attic and the basement and make sure that an expert will also have access to those places to further inspect them. You need to check the following:
1) Persistent dampness smell - A lot of people thinks that the basement having a damp smell is normal. That is actually not true. One indication of having a good basement is having no smell of dampness. Smell of wet rags or a stagnant water should not be present on a good and well-maintained basement.
2) Water stains on different parts of the basement - Check closely for discoloration on the walls, and mostly on the floor. This discoloration is indication of water damage. There also might be some streaking also with the walls, floors and other parts of the basement. If you see wooden parts on the basement like a shelf or anything that is made of wood; try to get a pen or a stick and see if those wooden parts of the basement has gone soft. If that is the case then those are undeniably water damages and is not a good sign for you.
3) Presence of molds - The very first thing you need to check if you are inspecting molds is the northwest corner of the house. The reason for that is because typically it is the coldest part of the house. That is the area where molds usually are present. If you see any discoloration and it is like green, yellow or brown and black then make sure that a sample is taken and have those inspected for molds. Make sure that the house inspection company you hire include mold inspection. Otherwise, you may need a house inspector that specializes specifically for molds.
4) Presence of salt deposits and shedding - Check closelythe concrete parts as well as the brick parts and see if you will find salt deposits. Check also if there are flaking or shedding parts which is also a good indication if there's really an issue with it. If you see that the walls are sparkling then it is undeniably an indication of salt deposits and a wet basement.
The previous owner may thought that this is normal or may have ignored it all along. Checking other houses rather than fighting the seller in court may prove to be a waste of time and resources. One thing is for sure, you need to check the basement before you buy the house and do not setttle if there is a persistent damp smell and do not ignore any indication of water damages as it will hurt you in the future.
